1. What does the inspector look for?

The Compliance Officer checks to see if there is anything about the property that might not meet with the current zoning ordinances. (This is not a homeowner’s inspection which checks for problems with the building, such as roof leaks, electrical or furnace problems.) 

If work has clearly been performed without a building permit, the Village may require additional measures to ensure that construction work is inspected and meets minimum code standards.   

2. What if something on the property doesn’t comply?

Anything about the property that doesn’t comply with current zoning ordinances will be noted on the Certificate of Compliance. More than likely no corrective action will be required before the property is sold, but this is a way to inform the new owner of any items that are nonconforming to the zoning code. If the new owner wants to make alterations in the future, the items will have to be brought into compliance with our current ordinances.

For example, currently a driveway for a detached garage can be no wider than 10 feet. If the existing driveway is wider than 10 feet, it would be noted on the Certificate of Compliance. Then if the new owner wanted to replace the driveway, it would have to be reduced in size to the required 10-foot width.

3. What happens during the inspection?

The Compliance Officer checks the property for setbacks, width of driveways, and any accessory structures (sheds, garages, etc.) They walk through the inside of the property to verify that it complies with zoning uses, such as single family home, multi-family building, commercial, etc. At the same time, the final water meter reading is taken. The process takes approximately fifteen minutes. 

4. When does the inspection take place?

The Compliance inspection will be scheduled for approximately one week before closing, but the seller or their representative should call to make the appointment as soon as there is a closing date. We need the name of the current owner, the name of the buyer, and a contact person who we will call if we have questions and to notify when the Certificate of Compliance is ready to be picked up. The seller needs to call the Community Development Department at 708-447-1241 or complete the web form to set up the inspection date. You will be given an exact day and time for this inspection.

5. How much does this cost?

The cost depends on the type of property in question. The cost for a single family dwelling is $325 plus the final water bill. Also added to the cost are any fees owed to the Village of Riverside, such as parking tickets or municipal fines. If you have any outstanding building permits, final inspections should also be arranged.
